How to Handle Water Heater Problems

You've discovered a water heater problem. And you need to know what to do about it. The good news is not every hot water heater problem is an emergency that needs to be resolved by a plumber. Here are ways to handle common water heater problems along with their potential for property damage.

PROBLEM: CONDENSATION ON THE HEATER

Potential for Damage to Your Home: None to minimal

Usually, condensation is not a cause for alarm because it's not the same as a leak. In fact, condensation is normal and expected when a brand new heater is installed. A new unit's condensation will decrease as time goes on.

You can address the common causes of condensation on older water heaters. The water heater's temperature setting could be too low. Try raising the temperature above 115 degrees. A cool room temperature may be the culprit. Warming the room should help. If the heater is in a poorly ventilated area like a closet, improve ventilation with a fan or an open window.

PROBLEM: RUST-COLORED OR SMELLY HOT WATER 

Potential for Damage to Your Home: Moderate

A metal-like odor or rusty water are signs that the inside of the water heater has corroded. Rust on the inside of the unit is bad news. A water heater leak is probably coming soon. Rusted water heaters usually have to be replaced. It's a good time to call the plumber to discuss replacement options before there's a leak. 

PROBLEM: THE BOTTOM OF THE WATER HEATER LEAKS

Potential for Damage to Your Home: Severe

You're in uh-oh territory now. Follow these steps to turn off your water heater. Then call a plumber. 

  • Shut off the power. A gas water heater has an on/off switch or dial. Simply, switch it to off. You have to turn off electric water heaters at the circuit breaker box. Find the circuit breaker switch for the water heater and turn it off.

  • Turn off the water supply. At the top of the unit, there's a dial or handle for the cold water intake. Turn the dial clockwise or pull the handle. 

  • Choose between waiting for the plumber's arrival or using a hose to drain that really hot water from the heater's storage tank.
